Where your payments go: escrow, explained

Payments on an off-plan purchase go into a RERA-regulated account. What it means in practice.

21 Sep 2026 · 3 min

On an off-plan purchase, your payments do not go into the developer's general account. They go into an escrow account specific to the project, regulated by RERA. Funds are used to build that project and are released as construction progresses.

What you should do

Pay only into the account named in your contract and confirm it in writing. Never transfer to personal accounts or to other accounts given to you by message. Keep every receipt.

An escrow account reduces risk, but it does not replace checking the contract and the developer.
