Oqood is the Dubai Land Department (DLD) system where sales of properties under construction are registered. It is the equivalent of registering the purchase of a finished property, but for off-plan units.
Why it matters
Registering your purchase in Oqood creates an official record that you are the buyer of that unit. Without registration, your position depends only on the contract with the developer. With it, there is an official entry at the DLD in your name.
How the process works
- You sign the sale and purchase agreement with the developer.
- The registration fee is paid, which includes the 4% DLD fee on the price plus the current administrative fees.
- Documents are submitted for registration in Oqood.
- You receive the registration certificate or confirmation.
Usual documents
They usually ask for your passport, visa or Emirates ID if you have one, and the signed contract. Depending on the case, additional documents may be requested. Ask the developer and your adviser exactly what they need from you.
What to check afterwards
Keep the certificate. Check that your name, the unit and the price are right. If anything does not match your contract, say so straight away. It will be useful when you apply for a mortgage, when you want to assign the unit or when handover arrives.
A useful warning: always confirm who does the registration. Usually the developer handles it, but you should know the timeframe and be given the proof. If you do not receive the certificate within a reasonable time, ask. Do not leave it until you need it.
